Yes, all our rooms & cottages have built-in commercial A/C units and many bedrooms also have ceiling fans. Additional fans are available upon request. There are some VERY hot days here on the beach in the summer and A/C is a must.

Yes, all full-size major appliances are included even a dishwasher (with dishwashing liquid supplied). We also supply virtually everything you need including: coffee maker (with filters), toaster, blender, pots, pans, utensils, lobster pot, plates, glasses, silverware, etc.
Do you have FREE Wi-Fi and how fast is it?
Do you have Cable TV and do you also have TV's in the bedrooms?
Yes, many channels are available including HBO. We also supply a DVD player in every suite. All bedrooms have TV’s as well as a large flat-screen TV in the Living room.
Do you supply an iron & ironing board as well as a hair dryer?
Do I need to bring my own blankets & towels for the beach?
Yes, as well as any beach chairs. We do supply benches or Adirondack chairs with tables for every suites private lounging area outside of your room as well as all towels and face cloths for the bath rooms.
Is my room direct waterfront with ocean view?
Yes, every suite is DIRECT WATERFRONT with spectacular unobstructed ocean views!
Are there phones in the room?

Yes, we always give first refusal to all of our guests year-to-year. Never worry about losing your room. We will contact you when it is time confirm your next reservation and leave your deposit.

What are the check-in and check-out times?
Check-in time is after 3:00pm and check-out time is 10:00am. If your room is ready before 2:00 pm we would be happy to check you in. Late check-in is also available.
Are all your rooms non-smoking?
Yes, we have a strict non-smoking policy within all of our buildings and public areas. Smoking is limited to designated smoking areas.
Is there a minimum-night stay requirement?
We do offer stays of less than a week in the high season as well as just one-night stays during the rest of the year, subject to availability. Please enquire.
